How Pre-Listing Works

A Simple Timeline That Fits Between Contractors, Staging & Go-Live Dates.

Whether you’re weeks away from listing or still deciding when to hit the MLS, our pre-listing process is built to give you clarity without slowing down momentum. Here’s how it typically flows:

  1. Step One

    Schedule Around Your Listing Plan

Choose an inspection time that fits between cleaning, staging and photos. We can coordinate access with owners, tenants and listing agents across Sussex, Kent & New Castle County.

  2. Step Two

    On-Site Inspection & Walkthrough

Your inspector evaluates the same major systems buyers care about—roof, structure, mechanicals, safety and more—documenting everything with photos and notes.

  3. Step Three

    Same-Day or Next-Day Report Delivery

You’ll receive a digital report with prioritized findings. Major items and safety concerns are clearly highlighted so you can create a punch list with your agent.

  4. Step Four

Decide: Repair, Disclose or Adjust Price

Work with your agent and contractors to choose which items to handle before going live and which to disclose or factor into pricing. We’re available for questions throughout.

Pre-Listing Inspection FAQs

Questions Sellers & Listing Agents Ask Before They Schedule.

Pre-listing isn’t required, but it can be a powerful tool when used strategically. Here are answers to some of the most common questions we hear from Delaware sellers and their agents.

Is a pre-listing inspection the same as a buyer inspection? +
The depth of the inspection is very similar—we evaluate the same major systems and follow the same standards. The difference is how you use the information. With a pre-listing report, you and your agent decide what to repair, disclose or factor into pricing before buyers ever see the home.
Should I share the report with buyers or keep it private? +
That’s a strategic conversation between you and your agent. Some sellers choose to share the full report and receipts for completed repairs, while others use the report internally to fix items and update disclosures. We’re happy to explain any findings your agent needs context on.
If a buyer still hires their own inspector, is this wasted? +
Not at all. A pre-listing inspection helps ensure fewer surprises during the buyer’s inspection. Many sellers find that major items have already been addressed or clearly disclosed, which can reduce last-minute concessions and re-negotiations during the contract period.
When is the best time to schedule a pre-listing inspection? +
Ideally, schedule your pre-listing inspection before professional photos and going live on the MLS—but after you’ve done initial cleaning and basic prep. That gives you enough time to make repairs, adjust pricing or update disclosures without delaying your launch.
Which Delaware areas do you cover for pre-listing inspections? +
We currently serve Sussex County (Rehoboth, Lewes, Milton, Georgetown, Millsboro, Bethany, Fenwick), Kent County (Dover, Camden-Wyoming, Smyrna) and New Castle County (Middletown, Newark, Wilmington and surrounding communities). If you’re not sure whether your property falls in our coverage area, just reach out.
