How long does a typical buyer inspection take? +
Most single-family home inspections take between 2–3 hours on site, depending on size, age and complexity. Townhomes and condos may be shorter, while large coastal or multi-system properties can take a bit longer. We’ll give you a realistic time estimate when you book.
When will I receive my inspection report? +
Most reports are delivered the same day as the inspection, and always within 24 hours in normal circumstances. You’ll receive a secure link via email that you can view on any device or download as a PDF for your records and attorney.
Should I attend the inspection as the buyer? +
We encourage buyers to attend when possible, especially for the last 30–45 minutes. This gives you time to walk the property with your inspector, ask questions and see key findings in person. If you can’t attend, your inspector can walk you through the report by phone.
Do you inspect detached garages, outbuildings or pools? +
Yes—National Home Guard offers inspections for detached garages, pole buildings and select outbuildings, as well as pool & spa checks where available. These can usually be added as services when you book online or discussed with our team ahead of time.
