Three Key Points in the Build

From Bare Studs to Month Eleven, We Keep Eyes on Your Investment.

New construction inspections are most powerful when they follow the life of the build. Choose the phase that matches where your home is today—or combine phases for start-to-finish documentation you can reference for years.

Phase One

Pre-Drywall Inspection

Before insulation & drywall
  • Framing, roof structure & visible truss connections
  • Rough-in electrical, plumbing & HVAC routing
  • Window/door installation, flashing & weather barriers
  • Photographic record of walls & systems before they’re covered
Phase Two

Final / Pre-Closing Inspection

Right before you get the keys
  • Roof, exterior, grading, decks & porches
  • Interior finishes, doors, windows & safety items
  • HVAC, electrical & plumbing function checks
  • Punch-list style notes you can share with your builder
Phase Three

11-Month Warranty Inspection

Before builder warranty expires
  • Settlement cracks, nail pops & shifting doors/windows
  • Longer-term moisture, grading or drainage concerns
  • System performance and wear after a year of use
  • Organized list of items to present to your builder
Not sure which phase you need? We can review your build schedule, community and warranty dates to recommend the right timing—or bundle phases into a single plan.

New Construction & 11-Month FAQs

Common Questions From Delaware New-Build Buyers & Their Agents.

Builder warranties and punch lists can feel overwhelming. These FAQs cover how independent inspections fit into the process—and why they’re worth considering on new homes too.

If the builder already inspects, why do I need my own? +
Builders and code officials verify minimum standards, but they’re not hired to represent you. An independent inspector focuses solely on your interests, documenting conditions in detail and pointing out items you may want addressed or monitored over time.
When should I schedule an 11-month warranty inspection? +
We recommend scheduling your 11-month inspection roughly 30–60 days before your builder’s one-year warranty expires. That gives you time to receive the report, review it with your agent and submit a written warranty request to the builder.
Do you work with national builders and HOA communities? +
Yes. We regularly inspect homes in HOA and planned communities across Sussex, Kent & New Castle County. We follow community access rules and coordinate with site superintendents or sales staff as needed.
Can I combine pre-drywall, final and 11-month into one package? +
In many cases, yes. Depending on your community and build schedule, we can outline a combined plan that follows your home from framing through the end of year one. Ask about multi-phase options when you book.
Which areas of Delaware do you serve for new construction? +
We currently serve Sussex County (Rehoboth, Lewes, Milton, Georgetown, Millsboro, Bethany, Fenwick), Kent County (Dover, Camden-Wyoming, Smyrna) and New Castle County (Middletown, Newark, Wilmington and surrounding communities). If you’re unsure about a specific development, just reach out.
